Specialist Services

Our letting agent services include:

  • Visiting you at your property and providing a rental valuation together with any other additional advice which you may require about letting your property.
  • Advising you on compliance with the various safety regulations.
  • Locating suitable tenants. Your property will be advertised where necessary, however, we have excellent contacts with various company and other establishment personnel departments and furthermore usually have tenants waiting on our comprehensive database.
  • Accompanying tenant applicants to view the property.
  • Obtaining and evaluating references and credit checks.
  • Preparing a suitable Tenancy Agreement and arranging signature by the tenant(s).
  • Collecting and holding, as stakeholders, a deposit (bond) from the tenant.
  • Checking tenant(s) into the property and agreeing the inventory.
  • Supervising the transfer of gas, electricity and council tax accounts into the tenant name(s).
  • Receiving rental payments monthly in advance, paying you promptly and providing you with regular detailed statement from our computerised management systems.
  • Where required, paying regular outgoings for you from rental payments.
  • Inspecting the property periodically and keeping you appraised of any outcome.
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
  • Keeping in touch with the tenant on a routine basis and arranging renewals of the agreement as necessary.
  • Checking tenants out as required, reletting and continuing the process in an endeavour to minimise vacancy periods, to ensure you receive optimum returns from your property.

We maintain a flexible attitude and are generally able to adapt our service to meet individual client's circumstances and needs; for example by providing a part only service, or alternatively, by undertaking additional tasks and duties.

Competitive Fees

Unlike many other Estate Agents and Letting Agents, we do not ask you to enter into a sole agency agreement nor do we impose inflated charges where Agencies offer a multi-agency agreement, as we believe in our ability and our service- you will always pay the same low competitive fee

We work on a NO LET - NO FEE basis and our initial letting charge and management fees are very competitive. Upon appraisal of your property, you will be provided with full written details. Where the property is furnished we charge from £75 for preparing an inventory and schedule of condition.

There are no other standard fees or charges. No up-front charges - nothing to pay until a tenant moves in and starts paying rent. All charges are subject to VAT, as appropriate, at the prevailing rate.
